Mushtaq has worked in the Greater Toronto Area real estate industry since 2004 and has practised residential appraisal since 2016. He founded Alpha Appraisals after developing experience across brokerage, valuation and legal-services environments.

As an AIC-designated residential fee appraiser, he prepares reports with careful attention to CUSPAP, appropriate scope, relevant market evidence, independence and clear reasoning.

Mushtaq provides residential valuation and consulting for individual dwelling sites and properties containing up to four self-contained family housing units, consistent with the CRA scope shown in the AIC directory.

Assignments extend across Toronto, Etobicoke, North York, Mississauga, Vaughan, Oakville, Milton, Georgetown, Halton Hills, Caledon and nearby Greater Toronto Area communities.

Mushtaq founded Alpha Appraisals Inc. after building residential valuation experience with Canadian National Appraisers and Accredited Appraisals. He has also been a RECO-registered real estate broker and TRREB member since 2004.

Real estate developers and one major bank offering blanket appraisals in scramble to save preconstruction deals

Mushtaq told the Toronto Star he had observed “numerous buyers grappling with these appraisal shortfalls.”

The report identified Mushtaq as president of Toronto-based Alpha Appraisals and cited his observation that some peak-era units were appraising 10% to 30% below their original purchase prices. The story examined how blanket appraisals could affect buyer debt and equity.
